Peak & Pine Escapes - Rental Agreement

Thank you for choosing Peak & Pine Escapes for your upcoming stay. To ensure a smooth and enjoyable visit, please review the following rental guidelines and policies. Your confirmed reservation indicates acceptance of these terms.

GENERAL POLICIES

Guest Requirements

Minimum rental age: 21 years old with credit card booking and on file (25 years old for large groups).
Check-in: after 4:00 p.m.
Check-out: by 10:00 a.m.
Occupancy may not exceed the number listed on your confirmation email or the cabin’s maximum capacity.

Property Rules

No smoking or vaping indoors. Outdoor smoking permitted with proper disposal and ensuring the smoke and vape does not enter the rental/s.
No illegal drugs or paraphernalia. Violations will be reported to law enforcement.
No tents, RVs, ATVs, or off-road vehicles on the property.
Quiet hours: 10:00 p.m. – 8:00 a.m.
No loud parties. Excessive noise or disruptive behavior may result in eviction or additional fees.
No fireworks and no brandishing firearms.
Campfires must be attended at all times and comply with active fire bans.
Personal items are not the responsibility of Peak & Pine Escapes. Lost & found shipping cost + $20 service fee.
Guests assume all responsibility for accidents or injuries occurring during their stay.

Pets

Only designated pet-friendly cabins allow pets.
Non-refundable pet fee: $50 per pet.
Pets must be leashed when outside and crated when unattended.
Pets are not allowed on furniture or bedding.
Pick up all pet droppings or additional fees will incur.
Unauthorized pets in non-pet-friendly cabins will result in a $250 fee.

Hot Tub Use

Use at your own risk—consult a doctor if pregnant or if you have a heart condition.
Do not sit or stand on the hot tub cover. Damage may exceed $400.
Towels will be provided for hot tub use.
Hot tubs are cleaned and sanitized prior to your stay.

FIREWOOD DELIVERY SERVICE

Make your stay warm, cozy, and effortless with firewood delivered directly to your cabin.

Firewood Pricing

Standard Firewood Bundle - $8 (plus delivery fee)
Approximately 5-7 split logs (about 0.75 cu. ft.)
Perfect for one evening by the fire.
Standard delivery - $25 flat fee (plus per bundle charge)
For same-day or mid-stay orders.
One delivery fee per order, plus the cost of bundles.
Pre-Arrival Special - $12 per bundle (no delivery fee)
Available when ordered at least 48 hours before check-in.
Firewood is placed near the fire pit or fireplace before you arrive.
Limit: Up to 3 bundles at the pre-arrival rate.
Additional bundles can be delivered at the standard delivery rate.

CHECK-OUT REQUIREMENTS

Please complete the following before departure:

Wash dishes (or run dishwasher).
Bag and place all trash in the designated outdoor bin.
Set thermostat: 65°F (winter) / 80°F (summer).
Ensure hot tub cover is properly secured.
Close and lock all windows, front doors, and side doors.
Place all towels on bathroom floor.
You are welcome to leave unwanted food and drinks for the next guest. But please properly discard any opened perishable items.

PAYMENT INFORMATION

We accept most major credit cards.
Payment in full is requested when booking online.
Cleaning fees vary by cabin.
State & local tourism tax applies to all reservations (approximately 12%).

CANCELLATION POLICY

Cancel 14+ days prior to arrival: full refund minus $30 processing fee.
If less than 14 days' notice is given, there will be no refund.

REFUNDS

The following are not eligible for refunds:

Weather or natural events.
Power outages or utility disruptions (not related to cabin).
Appliance or hot tub mechanical issues (report issues immediately for service).
Internet issues — service is provided as a courtesy.
Problems not reported during your stay.
Guest dissatisfaction with road conditions, wildlife, décor, or cabin layout.

In rare cases of scheduling conflicts, a comparable cabin or refund will be offered.

ADDITIONAL FEES (If Applicable)

Noise or Disturbance – $200 Fee

If security, law enforcement, or management is dispatched due to:

Unruly behavior
Excessive noise
Illegal activity
Firearm use or fireworks

Excessive Cleaning – Minimum $50 Fee

If the cabin is left in poor condition beyond normal use.

DAMAGES

Accidental damage happens — notify us before departure so we can resolve it fairly. Unreported damage may result in a charge to the card on file.

Smoking Indoors – $250 Fee.

All cabins are smoke- and vape-free.

Tampering with Smoke/CO Detectors.

Fines may apply. Report any issues immediately upon arrival.

Unauthorized Pets – $250 per night fee.

Pets in non-pet-friendly cabins will be charged.
